DC-Area Condo and Co-op Buyers: August 2026 Market Evidence

The GCAAR-area condo and co-op market had more active supply, fewer contracts, longer marketing time, and a higher median sold price in August 2026. Those signals are useful because they discourage a one-dimensional market story.

The capital-area condo and co-op report records 2,239 active listings, 304 new pendings, 361 closed sales, a $399,000 median sold price, and 55 average days on market.

Supply rose while contract activity fell

Active listings increased 15.8% from 1,933 a year earlier. New pendings fell 26.2%, and closed sales fell 26.3%. The contract ratio was 0.17 pending per active listing, down from 0.27 in August 2025 and 49% below the five-year August average of 0.34.

That broad relationship can support more deliberate comparison. It does not mean every building or unit offers leverage.

The median price still increased

The median sold price was $399,000, up 2.0% year over year. A changing mix of units can produce a higher median even when activity slows. Do not infer unit appreciation without a matched, building-relevant set.

Convert market data into building questions

For a named condo or co-op, request and organize:

The documents need qualified legal, lending, insurance, inspection, engineering, tax, and financial review where appropriate. A public market report does not interpret them.

Use the original-list ratio carefully

The average sold-to-original-list ratio was 95.1%, down from 96.0% a year earlier. That can prompt a review of original pricing and listing history. It does not justify applying a 4.9% discount to a named unit.
