August 2026 brought a broad decline in new contract activity across the GCAAR area. Montgomery County new pendings fell 16.1% from July. Washington, DC new pendings fell 28.1%. The combined GCAAR executive report recorded 1,070 new pendings, a 20.7% monthly decrease.

The data show a slowdown, not its cause
The public reports do not isolate seasonality, mortgage rates, consumer confidence, listing mix, economic news, or another driver. Calling the change seasonal may be plausible, but it is still an inference unless tested against a longer consistent series and other evidence.
The responsible conclusion is narrower: fewer new contracts were recorded in August, relative to July and the prior August, while available supply and market conditions differed by jurisdiction and property segment.
Year-to-date results prevent overstatement
Montgomery County August closed sales were down 8.1% year over year, but year-to-date sales were up 3.1%. DC August sales were down 19.5%, while year-to-date sales were down 3.5%. One month did not summarize the year.
Buyer planning
A slowdown can create time in part of the market, but verify it at the property level. Review current alternatives, recent status changes, listing history, documents, condition, financing, and credible deadline evidence. Decide in advance which facts would support competition, negotiation, or a pause.
Seller planning
Set launch and review checkpoints before going live. Track qualified showing activity, buyer questions, competing-listing changes, offer quality, and evidence about price and condition. A slower broad month does not rescue an unsupported price, and it does not mean a scarce well-positioned home lacks demand.
Read the contract ratio as a relationship
The combined GCAAR contract ratio was 0.29 pending per active listing, down from 0.33 in July and 0.36 in August 2025. GCAAR explains that a lower ratio indicates relatively less contract activity compared with supply. It is not an individual property's probability of selling.
