Price rose while activity slowed
GCAAR reported a $639,540 countywide median sold price, up 3.3% from August 2025. New listings fell 2.9% year over year, new pendings fell 15.8%, and closed sales fell 8.1%. Active listings increased from 1,710 to 2,023, an 18.3% increase calculated from the published counts.
Year-to-date context changes the picture
Through August, new listings were nearly flat at -0.1%, pendings were down 0.5%, and closed sales were up 3.1%. The August slowdown should therefore be read as one monthly observation within a broader year, not as proof of a new permanent direction.
Decision use
More countywide active listings and a 97.8% sold-to-original-list ratio support careful comparison and pricing discipline. They do not prove that every buyer has leverage or every seller must discount. Bethesda, Chevy Chase, property type, condition, and price band require their own current evidence.
