Montgomery County's August 2026 data contain signals that do not fit one simple market label. The median sold price rose 3.3% year over year to $639,540. Active listings increased 18.3% by published count. New pendings fell 15.8%, and closed sales fell 8.1%.
The Montgomery County August report preserves the monthly, year-over-year, year-to-date, and five-year comparisons.
Do not assume higher inventory means falling prices
The county had 2,023 active listings in August, compared with 1,710 a year earlier. At the same time, the median sold price increased. Those figures can coexist because inventory composition and completed-sale composition differ. Countywide medians do not track a constant group of homes.
Do not assume a higher median means every seller gained leverage
The average sold-to-original-list ratio was 97.8%, below the five-year August average of 99.5%. Average days on market was 28, compared with a five-year August average of 22. A seller still needs a defensible competitive set, realistic condition adjustments, and current launch evidence.
Do not overread one month
August closed sales were down 8.1% year over year, but year-to-date closed sales were up 3.1%. New listings were down 2.9% for the month and nearly flat at -0.1% year to date. The cumulative view prevents a single late-summer month from becoming an unsupported annual story.
Buyer checklist
- Narrow countywide context to the correct city, neighborhood, and property form.
- Separate active, pending, and closed evidence.
- Review original price, changes, exposure, condition, and seller-provided documents.
- Identify true alternatives at the buyer's price and timing.
- Coordinate financing, appraisal, inspection, association, insurance, and legal review.
Seller checklist
- Define the competitive set before choosing an asking price.
- Document property differences rather than applying a county median.
- Set showing, feedback, offer, and price-review checkpoints.
- Compare complete offers, including timing, financing, credits, and execution risk.
- Refresh the evidence when a competing listing changes status.
